A fresh coat of paint can hide a lot. But sometimes what your home really needs is not decoration but a proper renovation. Here are ten signs we look for when we visit older properties across Redditch, Birmingham and Solihull that indicate a full refurbishment is the sensible route.
1. The electrical consumer unit still has fuse wire
If your fuse box has old-style wire fuses (rather than modern RCD/RCBO trip switches), your electrics are pre-2000 and almost certainly non-compliant with current 18th Edition regulations. A rewire is normally the sensible answer.
2. Pipes make banging noises
Water hammer, banging, or a heating system that never quite balances usually means the plumbing has been patched over decades rather than replaced. We increasingly recommend full replumbs on 1960s and 1970s Redditch semis where every joint is a leak waiting to happen.
3. Windows sweat with condensation
Modern double glazing does not run with condensation if the property has adequate ventilation. If yours does, you have a combination of poor windows, poor ventilation and probably insufficient insulation — all of which are fixable together in a renovation.
4. Radiators need constant bleeding
A properly balanced modern heating system needs bleeding once every few years, not every few weeks. Regular airlocks typically mean corrosion in the system, wrong-sized pump, or badly installed pipework.
5. Ceilings are lath and plaster
Original lath-and-plaster ceilings crack, sag and shed dust. They also make it nearly impossible to run new services (electrics, ventilation, downlights) neatly. Full replacement with plasterboard opens up options.
6. Bathrooms have coloured suites from the 1970s
Avocado and salmon-pink suites are unlikely to come back in fashion. More importantly, the tiling, waterproofing and often the joists beneath 40+ year old bathrooms are usually due for replacement.
7. Loft insulation is under 200mm
Current UK Building Regulations require 270mm of mineral wool loft insulation. Anything less and you are paying to heat the sky. Combined with a modern heat pump or condensing boiler, a full insulation upgrade transforms running costs.
8. Doors and skirting are still hardboard-faced
Hollow-core internal doors, hardboard-faced skirting and 1970s architraves signal a home that has never had a whole-house refresh. Second fix joinery to a modern standard is one of the most visible improvements you can make.
9. The kitchen predates the microwave era
If the kitchen has never been changed since the property was built, the layout will not reflect how modern families use the space. Full kitchen replacement plus knocking through into an adjacent room is the single most transformative renovation move we do.
10. You have thought about moving instead
Estate agents’ fees, stamp duty and moving costs on a £400k Birmingham home run to over £20k. If you like the location, a £150k full renovation often gives you the home you want without any of that.
