Choosing the wrong builder is the most expensive mistake you can make on a home project. Here is our honest, insider guide to picking a builder in Birmingham and the wider West Midlands who will actually deliver what they promise.
Red flags to walk away from immediately
They knock on your door out of the blue
Reputable builders do not cold-call homeowners door to door. If someone offers to “fix your roof today” while passing, close the door.
Cash-only pricing
A builder who refuses to invoice or provide VAT receipts (where applicable) is either not registered or does not intend to stand by the work.
No fixed-price written quote
“It will be around £40k” is not a quote. Anything less than an itemised written breakdown with a total figure is a warning sign.
Deposit demanded before any drawings
A modest booking deposit is normal for larger projects. But if the builder wants a substantial payment before providing any documentation, walk away.
Ten questions to ask any builder in Birmingham
- Are you a limited company? What is your registered number?
- Which trade bodies do you belong to (Federation of Master Builders, TrustMark, NICEIC etc.)?
- What insurance do you carry (public liability, employers’ liability, contract works)?
- How much of the work is done by your own team versus sub-contractors?
- Can I visit a project you have completed recently?
- What warranty do you offer on structural work?
- How do you handle variations to the fixed price?
- Who is my single point of contact throughout the build?
- How often will you update me on progress?
- Can I have three client references I can phone?
Certifications that actually matter
- TrustMark — the only Government Endorsed Quality Scheme for tradespeople
- Federation of Master Builders (FMB) — independently vetted membership
- NICEIC or NAPIT for electrical work
- Gas Safe Register for any gas work
- MCS for renewable installations (heat pumps, solar)
Getting comparable quotes
Get three quotes. But make sure they are actually comparing like with like. A cheap quote often omits things a good quote includes: VAT, waste removal, structural calculations, party wall fees, contingency. Our advice: provide each builder the same brief and drawings, and ask them to price to the same specification.
The interview visit
Any reputable builder will visit the site before quoting. Watch how they approach the visit:
- Are they on time?
- Do they ask questions about how you use the space?
- Do they check things (loft space, drain runs, floor levels) not just the room to be extended?
- Do they raise potential issues, or just tell you what you want to hear?
What separates good from great
Almost any builder can put up a wall. The differences are in project management, communication and detail. A great builder tells you about the party wall notice you did not know you needed. Explains why the structural engineer wants a bigger beam than you thought. And leaves site tidy every night.
